Mastering Your Tarion Warranty: Essential Checklist for Years 1, 2, and 7

Congratulations on your new home! As you settle in, it's crucial to be aware of the new home warranty provided by Tarion. This warranty protects your investment against defects in work and materials, but it’s divided into specific timeframes: one-year, two-year, and seven-year coverage. Knowing what to look for at each milestone is key to protecting your rights and ensuring your home is everything it should be.

This is your broadest and most comprehensive coverage. It requires the home to be free from defects in work and materials and constructed in a workmanlike manner. This is the time to be meticulous and report anything that isn't right.



Your First-Year Checklist:


☐ Drywall & Paint: Look for nail pops, screw heads showing, cracks from settling, and poor paint coverage or patches.

☐ Flooring & Tile: Check for squeaky floors, gaps in hardwood or laminate, and cracked or loose tiles and grout.

☐ Doors & Windows: Do they all open, close, and lock smoothly? Are there any drafts? Is the caulking around them complete and neat?

☐ Cabinetry & Countertops: Inspect for drawers that don't slide properly, doors that are misaligned, and any scratches or chips in countertops.

☐ Plumbing: Check all faucets and toilets for leaks or drips. Listen for any unusually loud pipes ("water hammer").

☐ Electrical: Test every single outlet, switch, and light fixture to ensure they work correctly.

☐ HVAC System: Does the heating and cooling reach all rooms effectively? Are there any unusual noises?

☐ Exterior Grading: After a heavy rain, does water pool against your foundation, or does it drain away from the house as it should?


The Second-Year Warranty: Water Penetration & Major Systems

The two-year warranty narrows its focus to more significant issues, including water penetration through the foundation and roof, and defects in the major systems of the home.



Your Second-Year Checklist:


☐ Basement & Foundation: After the spring thaw or heavy rain, check for any signs of water entering the basement. Look for damp spots, puddles, or white, chalky stains on the concrete walls.

☐ Roof Leaks: Inspect the ceilings on your top floor for any water stains, which could indicate a leak from the roof.

☐ Window & Door Seals: Are there any signs of water staining on the walls or floor around your windows and exterior doors?

☐ Plumbing System: Be alert for any signs of leaks within walls, such as unexplained water stains or musty smells.

☐ Electrical System: Report any persistent issues like frequently tripping breakers that weren't apparent in the first year.

☐ HVAC & Heating Systems: Ensure the systems are still performing well and providing adequate heating and cooling throughout the home.


The Seventh-Year Warranty: Major Structural Defects (MSD)

This is the longest-lasting protection, but it is also the most specific. It covers only "Major Structural Defects," which are serious issues that compromise the structural integrity of your home.



Your Seventh-Year Checklist:


☐ Foundation: Look for significant cracks in the foundation walls that are wide, growing, or allowing significant water penetration.

☐ Beams & Joists: Are there any visible signs of sagging floors, ceilings, or rooflines?

☐ Structural Walls: Check for large, diagonal cracks near door and window frames. Are doors or windows becoming extremely difficult to open or close because the frame is out of square?

☐ Structural Integrity: Any defect that results in the failure of a structural load-bearing part of the home. Note: Minor cracks due to normal settlement are not covered.
